Flat Fee MLS Listing Service
List Your Property on the MLS. Maximize Exposure. Reduce Commission Costs.
A Flat Fee MLS listing is one of the most effective and cost-efficient ways to market real estate in today’s digital marketplace. By listing your property on the Multiple Listing Service (MLS), your home is immediately exposed to a vast network of licensed real estate agents and syndicated across major home search platforms, including Realtor.com® and other high-traffic real estate websites.
This level of visibility significantly increases your chances of attracting qualified buyers, generating competitive offers, and achieving a faster sale—without paying traditional listing commissions.

About Direct
Listing Realty
Direct Listing Realty is a licensed real estate brokerage in Texas and Oklahoma that helps homeowners list their properties on the MLS for a flat fee. Our goal is to provide sellers with the same MLS exposure used by traditional real estate agents while allowing them to avoid high listing commissions.
We proudly serve homeowners across Texas and Oklahoma.
How Direct Listing Realty Benefits Realtors
Our listings are placed on the MLS, giving agents additional properties to show their buyers—especially sellers who may not have listed through traditional full-service channels.
Sellers may choose to offer compensation to buyer agents, creating opportunities for agents to earn income by bringing qualified buyers.
Flat fee and FSBO sellers are often highly motivated, which can lead to more responsive communication, realistic pricing, and smoother transactions.
Because sellers maintain control over pricing and compensation, agents have more flexibility to structure offers that work for their clients and help facilitate successful agreements.
Listings are entered and managed through a licensed broker, ensuring accurate information, full MLS exposure, and professional presentation for agents and their buyers.

Frequently Asked Questions
Can I Get More Help From the Broker?
Yes! We provide additional services including contract review, negotiating, and close of sale. These additional services are subject to an additional charge. Please Contact Us with questions.
Do I Have to Pay a Buyer's Agent Commission if I Find my Own Buyer?
No. No additional fees or commissions are paid if you find your own buyer. You can cancel your Flat Fee Listing anytime.
Do I Have To Pay a Listing Broker Commission?
With our flat fee MLS listing service, sellers pay a one-time flat listing fee of $349 for MLS exposure instead of a traditional percentage-based listing commission. Additional fees or compensation, if any, are negotiable and subject to the terms of the listing agreement.
Do I Have To Pay a Buyer’s Agent Commission?
Compensation to a buyer’s broker or agent is negotiable and determined by the parties involved in the transaction. In many cases, the buyer’s broker’s compensation is addressed in a separate buyer representation agreement between the buyer and their broker.
Sellers may choose whether or not to offer compensation to a buyer’s broker or agent, subject to applicable MLS policies and state regulations. Any seller-paid compensation, if offered, must be agreed to by the parties as part of the transaction documents.
A seller’s decision regarding compensation may affect how buyer brokers and agents choose to present properties to their clients; however, the amount of compensation offered, if any, is entirely at the seller’s discretion.
How Many Photos Can I Send?
The MLS allows up to 50 photos, with a minimum of 6 required. Images must be in .JPG format and no larger than 5MB each. Please prepare and resize your photos before uploading (you can use tools like tinypng.com if needed). To display photos in a specific order, label them numerically (e.g., Photo-01, Photo-02).
How Many Photos Can I Include?
You may upload a minimum of 6 and up to 50 photos for your MLS listing. Photos must be provided by you or obtained with proper authorization. Please ensure you have the rights to use all images submitted, as photos owned by third parties (including prior agents) may not be used without permission.
How can the MLS help sell my home?
The Multiple Listing Service (MLS) is the primary database real estate agents use to search for properties on behalf of their clients. By listing your home on the MLS, your property is exposed to a large network of agents and their qualified buyers.
Because many buyers work with real estate agents, having your home on the MLS can increase visibility and the likelihood of receiving offers.
With a flat fee MLS listing, you can gain this exposure without paying a traditional listing commission, while maintaining control over your sale. If you have questions about how the process works or how a flat fee listing can benefit you, feel free to contact us for more information.
What is the MLS?
Historically, access to the MLS was limited to real estate professionals. Today, while the MLS is still operated by licensed brokers, property listings are widely distributed online through agent websites and real estate platforms, giving sellers greater exposure to buyers.
With a flat fee MLS listing, homeowners can have their property entered into the MLS through a licensed broker, providing the same level of exposure while maintaining more control over the selling process.
